In July 2025, our proposals to redevelop 90 Sloane Avenue were approved by the Royal Borough of Kensington and Chelsea (RBKC).
We are now moving forward with the proposals to replace the existing building at 90 Sloane Avenue with 24 new high-quality apartments and a new flagship retail store.
Next steps
We have appointed LTS Refurbishment (www.ltsr.co.uk) as the main contractor for the demolition and construction works, based on their strong track record across London and experience working in residential areas, where considerate construction is particularly important.
We are in the process of planning the programme to deliver the new building and aim to start demolition work towards the end of 2026.

In December 2025, we hosted a drop-in session to introduce LTS and provide further information on construction management and site logistics.
Thank you to everyone who attended and provided their feedback on the Construction Traffic Management Plan (CTMP), which has been submitted to RBKC.
We are continuing to work with RBKC to make sure our construction plans meet all their requirements for managing construction activity in residential areas and are sensitive to our neighbours.

Programme, phasing and engagement with neighbours
How long will construction take?
Construction is expected to begin towards the end of 2026, with completion targeted for early 2029.
How will the contractors communicate with us about disruptive activity?
We will keep in regular contact with neighbours throughout the works.
Any interested neighbours will be able to sign up for updates, receive newsletters and attend meetings, so you are aware of upcoming activity and any potential disruption.
Does your plan consider neighbouring development works?
Yes. We are aware of nearby projects, including works on Pelham Street, and have spoken with those teams.
We will continue to coordinate with them to help reduce combined disruption wherever possible.
Parking
Where are residents expected to park? Will parking suspensions push people into surrounding streets?
Parking suspensions have been minimised to those strictly necessary to operate the site safely.
This includes the suspension of two parking bays on Sloane Avenue and the temporary suspension of the bus stop to facilitate deliveries.
Will there be contractor parking?
No. Contractors will be required to travel by public transport, walking or cycling where possible.
Where a vehicle is required, it will be used only for loading and unloading within the designated area and then removed from the site. Contractors will not be permitted to park in suspended bays.
Pedestrian safety
How will you ensure pedestrian safety and maintain safe routes?
Secure hoardings, clear signage and controlled access points will be in place around the site.
Dedicated pedestrian and vehicle marshals will manage movements during working hours to ensure safe and controlled vehicle activity.
Construction traffic and routing
What routes will construction vehicles use?
All construction vehicles will follow a set route agreed with the Council.
They will arrive via Brompton Road and Sloane Avenue, and leave via Sloane Avenue, Draycott Place and Cadogan Gardens towards Sloane Square.
This keeps vehicles on main roads and avoids smaller residential streets as far as possible.
How will deliveries be managed?
All deliveries will be carefully planned and booked in advance. Vehicles will only arrive when space is available, so they do not wait or queue on surrounding streets.
Deliveries will take place within a designated area on Sloane Avenue, managed by trained traffic marshals to ensure everything runs safely and smoothly.
We will limit activity so that no more than two vehicles are present at any one time. Two nearby parking bays will be temporarily suspended to support this arrangement.
What are the delivery and construction traffic hours?
Construction traffic will be restricted to:
- 9.30am to 3.00pm during school term time
- 9.30am to 4.30pm during school holidays
- Monday to Friday only
There will be no construction traffic on weekends or Bank Holidays. These restrictions reflect the presence of nearby schools and aim to minimise disruption.
What type of vehicles will be used to deliver materials to site and how many daily deliveries are anticipated?
A mix of vehicles will be used, from vans to larger lorries depending on the stage of construction.
The number of deliveries will vary across the programme. During peak periods, construction activity is expected to generate up to approximately 39 vehicle movements per week, with lower levels during later phases of the works.
Residential amenity
How will you mitigate disruption to neighbours, including noise and air pollution?
We understand construction can be disruptive and will take all reasonable steps to minimise the impact on neighbours.
All works will follow the Council’s Code of Construction Practice. Air quality and noise levels will be monitored throughout the project, and measures will be put in place where needed.
During demolition, the building will be fully enclosed in a protective wrap to help contain dust and reduce its spread beyond the site.
Vehicles will switch off engines when not in use, and all contractors will follow recognised environmental and safety standards. We will also work to reduce noise, dust and general disturbance as much as possible.
What will the working hours be?
Working hours will be agreed with the Council and are expected to be Monday to Friday, 8am to 6pm.
There will be no noisy works at weekends or on Bank Holidays unless this has been agreed in advance.
